  Pacific Datavision Relocates HQ

CLIFTON, NJ - Pacific Datavision has moved its corporate headquarters to a 187,500-sf class A office and tech building at 100 Delawanna Ave. here. Also known as Mountain Technology Center, the renovated asset is owned by Mountain Development Corp., which also has its HQ in the building. The new tenant has relocated its home base from nearby Bloomfield.

By taking 8,367 sf on the building's fifth floor, Pacific Datavision, a voice Internet messaging and wide area dictation provider, has boosted the asset to 50% occupancy, according to Mountain Development's Billy Martini. The tenant was represented by Tom Palestina of Palestina Properties, and MDC was represented in-house. Terms were not released.

“What set it apart from other buildings was the opportunity to conceive a layout for brand new offices that would suit our business,” says Pacific Datavision's John Pescatore. “The landlord listened to our requirements and the design development process was highly collaborative.”

Formerly the HQ of Givaudan Roure and previously a Hoffman-La Roche office and research lab facility, the building was acquired by MDC in 2000. Following that acquisition, MDC emptied the pre-existing mix of offices and labs and simultaneously fitted out the top two floors for Allied Office Supplies. As reported by GlobeSt.com, AOS' 30,000 sf hit the sublet market earlier this month, having become surplus in the wake of that company's acquisition by Office Depot.

In an unrelated transaction, another MDC property, One Garret Mountain Plaza in Woodland Park, has a new tenant, if only temporarily. MDC has provided 5,000 sf at the 174,728-sf asset to the American Red Cross for use as a disaster relief center. The space will be used to process requests for relief in the wake of the nor'easter that hit the region earlier this month. MDC bought the building recently in a partnership with Meritage, and is set to launch a lobby and common area renovation.
